Max’s Restaurant Guam has closed its location at Micronesia Mall, announcing on social media that operations have come to an end “with mixed emotions.” Management thanked loyal customers and the community for making the restaurant part of their special moments over the years.
The closure comes amid an ongoing legal dispute with landlord Goodwind Development Corp. A complaint filed in Superior Court earlier this month alleges the restaurant owes $348,292.95 in unpaid rent and other charges. According to court filings, Max’s had not made rent payments since January 2025.
Goodwind says it served an eviction notice on Jan. 7, giving the restaurant five days to pay the balance or vacate the roughly 3,600-square-foot space at the mall. The deadline to leave reportedly passed on Jan. 12, but the company claims no payment was made. Instead, it received a request for a payment plan.
The landlord is now asking the court to award the total amount owed under the lease, plus any additional costs and interest.
